Every affordable-housing scheme in KL and Selangor checks your income, but each one measures it differently. Some set one ceiling for everyone, RUMAWIP sets a higher one for married applicants, and Rumah Selangorku uses your income to decide which unit type you can register for. Meeting a ceiling does not guarantee a unit or a home loan.

Income ceilings by scheme

  • RUMAWIP (Residensi Wilayah): gross household income up to RM10,000 if single, or RM15,000 if married.
  • Residensi MADANI: gross household income up to RM8,000, the same ceiling for single and married applicants.
  • Rumah Selangorku: your income sets your unit type. Type A up to RM3,500, Type B up to RM7,000, Type C up to RM10,000, and Types D, E and E Khas up to RM14,500.
  • PPAM: the PPAM FAQ states no general household income ceiling. Eligibility depends on public-service or retirement status instead.

Single or married: how the ceiling changes

RUMAWIP is the only scheme here with a separate ceiling for married applicants: RM15,000, against RM10,000 for a single applicant. Residensi MADANI applies RM8,000 to both, so a married couple whose combined gross income passes RM8,000 falls outside MADANI even when each salary on its own is modest. MADANI also requires a married applicant's spouse to be Malaysian.

Rumah Selangorku: your income picks your unit type

Selangor matches price bands to household income, so you compete only with buyers in your own type rather than on open price. The LPHS standard table runs from RM42,000 to RM250,000, but the approved price for a specific project may differ. Before you register, ask which type your income falls into, the project's registration category (merit or developer), and its approved price.

What "gross household income" means in practice

The three capped schemes test gross household income: earnings before deductions, not take-home pay. Before applying, confirm with the scheme which household members' income is counted and whether allowances, overtime or side income are included, and keep recent payslips or income statements ready.

If your income is above the ceiling

  • Above RM8,000: Residensi MADANI is out, but RUMAWIP (with a Federal Territories link) or Rumah Selangorku Types C to E may still fit.
  • Above RM10,000 single or RM15,000 married: RUMAWIP is out. Rumah Selangorku's top types go up to RM14,500.
  • Above RM14,500: none of the capped schemes fit. PPAM applies only to civil servants and eligible retirees, and open-market homes carry no scheme conditions.

Your income and your home loan are separate checks

Scheme eligibility and loan approval are assessed separately. Lenders look at your income, debts, credit history and financing terms, and there is no guaranteed minimum salary for approval.
