Residensi Wilayah (RUMAWIP): 10 years from the first sale and purchase agreement; early transfer requires government permission, with close-family exceptions

JWP does not state a blanket ban on all third-party rentals in its FAQ. It describes a policy against renting to foreign citizens and explains the role of JMB/MC house rules and enforcement. Confirm the applicable policy, sale agreement and building rules before any tenancy.

Rumah Selangorku: Transfer applications only after 5 years from the sale and purchase agreement, with State Authority approval

The LPHS FAQ requires State Authority approval for transfer after five years. It does not establish a blanket rental rule for every registration category. Confirm rental permission and the proposed resale buyer’s eligibility with LPHS, your title conditions and the sale agreement.

Residensi MADANI: 10 years from the first sale and purchase agreement; early transfer requires government permission, with close-family exceptions

Do not assume a rental permission or an unrestricted resale right from the expiry of the moratorium. Confirm occupancy, tenancy and the proposed transfer with JWP and the project’s sale agreement before making arrangements.

PPAM: No sale or transfer for 10 years from the sale and purchase agreement

The PPAM FAQ states that there is no clause preventing owners from renting their units. Its ten-year sale and transfer moratorium is a separate restriction. Check your financing agreement and building rules before a tenancy.
