What is Open Market?
Open Market Projects 2026 — New Launches, Prices & Locations
Open market projects are private developments sold without the eligibility conditions attached to government housing schemes. They are included here so you can compare them directly against RUMAWIP, Rumah SelangorKu, Residensi Madani and PPAM listings, rather than treating affordable housing and private launches as two separate searches.
Open market housing
Unlike government affordable housing schemes, Open Market projects are open to all buyers with no restrictions. Below are the main things to know before purchasing:
- Open to Malaysian citizens and eligible foreign buyers (subject to state minimum price requirements for foreigners).
- No age, income, or eligibility restrictions to apply.
- No moratorium period — units can be sold or transferred freely after SPA (subject to loan lock-in terms, if any).
- Buyers may own multiple properties, with no one-unit-per-applicant restriction.
- Wider choice of locations, unit types, and price ranges compared to government schemes.
- Financing available through standard bank home loans; not tied to government housing loan schemes.
- Prices vary by developer, project, and location — ranging from affordable to premium tiers.
Where open market projects are located
Private launches cover a far wider range of locations than the government schemes, from city-centre high-rise to suburban landed developments. Because there is no price ceiling, the range runs from entry-level units priced close to affordable-scheme equivalents up to premium tiers, and location premiums show up much more clearly in the asking price.
How buying on the open market differs
There is no ballot, no income screening and no registration window. Units are sold on a first-come basis directly by the developer or through appointed agents. Financing is arranged through standard bank home loans rather than government housing loan schemes, and because there is no moratorium the unit can be sold or transferred once the Sale and Purchase Agreement terms and any loan lock-in period allow.
What to check before you buy
Without the price caps that apply to government schemes, comparing cost per square foot across projects matters more. Check the developer's delivery track record, the maintenance and sinking fund charges, the tenure, and any loan lock-in attached to your financing. Foreign buyers should also confirm the minimum purchase price set by the state where the project sits.
